The Real Estate Market in 2022:
The year 2021 is going to leave numerous headlines in the real estate sector, with transaction figures and price levels not seen for more than a decade.
It is believed that in 2021, Spain will close the year with an average of 425,000 homes brokered nationwide, in line with the pre-pandemic figures.
These good data also coincide with the good figures given by the MVGM report for the third quarter of 2021. It concludes that, regarding the volume of sale and purchase operations, the increase has been 25% in the total and 40% in new housing.
All this is valued as positive with a recovery in the sector that can also be seen next year.
In 2022 there will likely be an environment of economic recovery, conditioned by the evolution of the coronavirus and inflation, which will propitiate a growth in house prices similar to that of 2021.

Are home prices going to rise in 2022?
What is clear is that the economy, and the housing sector, continues to depend on the general economy and how COVID behaves in the country and in the world.
If house prices survived the pandemic, there is little doubt that it will continue to grow in 2022, especially when we add inflationary pressures and rising construction costs.
The rise in prices of raw materials has resulted in an increase in production costs of 8%, according to the APCE. Of this rise, almost 50% could be transferred to the sale prices of the new construction.

“The price will rise by 10% and sales by 15% in 2022”, estimates Gonzalo Bernardos, Associate Professor and director of the Real Estate Master at the University of Barcelona.
A forecast shared by Colliers, at least for new construction: “We observe a certain price stability, although there could be increases of between 5% and 10%, more in new housing than used, in some of the areas where the Demand is growing strongly “, agrees De la Fuente.
We will see a perspective of absolute stability in prices in recent months and real estate agents, who are the ones who really have the pulse of the market, believe that by the end of this year and the beginning of 2022 this stability or a slight increase (never higher than 10%) will be the trend in property prices ”.

Regarding investments, a greater amount of investments will be estimated in 2022, “and it will focus mainly on rehabilitation”.
With the arrival of European funds, at the public level, significant liquidity will be allocated to the renovation of homes in favor of energy efficiency, which will also promote purchase and reform. Thus, he believes that we will see much more investment from homeowners than years ago aimed at improving the quality and efficiency of their homes.
